What is on record about Kingston, and what is not published yet?

The left side is what a public record or a builder page states, with its date. The right side is what nobody has published, so no one can promise it to you yet. Those are the questions worth asking before you sign.

Where is Kingston?

Kingston lies along Corkscrew Road in eastern Lee County, with an Estero, FL 33928 address. The model center is at 20064 Kingston Southern Parkway. In a straight line that is 3.3 miles from the Verdana Village Publix area and 11.4 miles from I-75 Exit 123.

Is Kingston in the Village of Estero?

Not the Village. Every lot carries an Estero address, but Kingston is in unincorporated Lee County, east of the Village, within the Estero Fire district. No Village of Estero levy appears on the tax bill. Expect full market value as the assessment once a new home first lands on the roll.

How big is Kingston?

The developer says over 7,600 acres, gated, with about 10,000 residences and 700,000 square feet of commercial space. County records show 1,128 residential lots recorded so far: 858 in Kingston South and 270 at Esplanade at Kingston.

What is the Kingston CDD fee?

The Kingston One CDD FY2027 Final Budget, adopted August 19, 2026, sets $1,244.68 a year for a condo up to $2,563.83 for a 72-foot lot, on the Lee County tax bill and including collection costs. Your lot width sets the amount, so ask the builder which applies.

  1. Condo$1,244.68
  2. 36 ft lot$1,319.15
  3. 37 ft lot$1,353.72
  4. 37.5 ft lot$1,371.01

What are the HOA fees in Kingston?

Neither the developer nor the builders have published dues. Entries on MLS listings to October 22, 2026 show $1,121 to $1,218 a quarter for single family homes in Kingston South, about $1,019 for a villa, and $1,454 to $1,898 at Esplanade at Kingston. Those entries are not a budget.

Is Kingston in a flood zone?

All 30 points sampled in October 2026 map to FEMA Zone X on FIRM panel 12071C0650F, effective August 28, 2008. That is a sample, not a promise for one lot, and your lender decides by the exact lot. Parts of Kingston South fall in Lee County evacuation Zone E.

What does the public record show for each Kingston pod?

County records put the 1,128 recorded lots in three pods: Kingston South Pod 1 Phase 1A with 554, Kingston South Pod 2 Phase 1A with 304, and Esplanade at Kingston Pod 3 Phase 1 and 1A with 270. The Lee County evacuation sample changes from pod to pod, and the school proximity zones and dues entries change with the side of Corkscrew Road. The CDD lines and the FEMA sample cover all three.

A sample is not a ruling on one lot. Your lender decides the flood zone by the exact lot, Lee County sets the evacuation zone, and the School District of Lee County confirms school zones by exact address.

Lots: Lee County Property Appraiser, retrieved October 21, 2026. Evacuation: Lee County, and flood: FEMA FIRM panel 12071C0650F, effective August 28, 2008, both read October 21 and 22, 2026. School zones: School District of Lee County proximity zones; Lee County is a choice district. Dues: what listing agents entered on Southwest Florida MLS listings to October 22, 2026, not a published budget. CDD: Kingston One CDD FY2027 Final Budget, adopted August 19, 2026. Lot bars are drawn to scale by recorded lots; nothing here is a map. The text button opens your own messages app with the pod's record filled in; nothing is sent until you press send.

Which school zones cover Kingston?

School District of Lee County proximity zones give Kingston South Zone Q (elementary), Zone GG (middle) and South 3 (high), and give Esplanade at Kingston Zone L (elementary), Zone HH (middle) and East 3 (high). Lee runs a choice system, so check your exact address with the district first.

Has any Kingston home sold yet?

Not as of our last check. Lee County sale files show 0 improved homes sold through September 25, 2026, and the MLS counted 0 closings in the 365 days to October 22, 2026. Asking prices and advertised base prices are the only prices so far.

When do the Kingston amenities open?

No opening dates have been published. On the developer's list: pickleball, fitness, cabanas, lagoon-style pools, and a social club offering dining and live music. Whether the gate is staffed is not confirmed either, so ask the sales office both questions.
